Proposed Development:
This development represents a strategic expansion and renovation project, combining a modern two-storey commercial office building with a high-capacity single-storey industrial warehouse. The design is optimized to support logistics operations while maintaining a strong professional presence along Clair Road West.
The project addresses complex site constraints, including challenging topography and the absence of a direct municipal storm outlet. Functional Servicing Report:
Comprehensive evaluation of existing municipal infrastructure, including water main and sanitary systems, to confirm servicing capacity for the proposed development. The report outlines detailed servicing strategies aligned with the City of Guelph standards.
Stormwater Management Report:
The stormwater management strategy is based on a zero-impact design approach, ensuring all runoff is managed within the site boundaries.
The system includes a dry pond and high-capacity infiltration galleries designed to accommodate up to 100-year storm events. Low Impact Development (LID) measures are implemented to maintain pre-development groundwater recharge rates and protect the Hanlon Creek subwatershed.
Water quality is enhanced through the use of Stormceptor (OGS) units, achieving 80% removal of Total Suspended Solids (TSS) prior to infiltration, meeting enhanced treatment criteria.
Site Servicing Plan:
Engineering design for water, sanitary, and storm servicing connections, including extension to the municipal 400mm water main and integration with the existing 300mm sanitary sewer system.
