Site Location:
The site is located on the west side of Bayview Avenue between Balliol Street and Merton Street.
Proposed Development:
This proposed development features an 8-storey building with three levels of underground parking, strategically designed to fit within the surrounding urban landscape. At ground level, a 147 m² retail space will be located on the east side of the site, facing Bayview Avenue, offering an accessible and vibrant commercial area. The development includes 57 residential units, providing modern living spaces in a prime location. The site, spanning approximately 1,572 m², also includes a 1.98-meter lane widening along the west side, enhancing traffic flow and accessibility. The development aims to create a balanced, functional space that meets the needs of both residents and the broader community.

Functional Servicing Report:
Comprehensive review of the existing municipal infrastructure to assess its capacity to support the proposed development.
Detailed servicing requirements, including water, sanitary, and storm systems.
Stormwater Management Report:
The stormwater management system for the development incorporates underground retention and detention tanks to store and control stormwater, reducing peak flow and preventing sewer overload. A water balance retention tank captures and retains 5mm of rainfall for reuse, infiltration, or evapotranspiration. A stormwater treatment facility with a storm filter device removes 80% of total suspended solids before discharge. Flood flow management tanks provide 100-year storm storage, attenuating runoff before controlled release. Catch basins and trench drains collect runoff from paved areas and direct it to the underground storm tank. An emergency overflow system ensures safe drainage to Dundas Street West during extreme storm events, preventing site and neighboring property flooding. This system ensures compliance with Toronto Green Standards while enhancing water quality and flood protection.
