The site is located at 954 King Street East in the City of Oshawa, within a dense urban corridor undergoing active intensification. The property is subject to regional servicing requirements and municipal road widening constraints.
Proposed Development:
This proposed development features a 5-storey mixed-use residential building designed to optimize urban density within a constrained infill site. The project includes a total of 32 residential units, comprising studio, one-bedroom, and two-bedroom layouts, with a total gross construction area of approximately 3,763 m².
A single level of underground parking (P1) accommodates 34 parking spaces, along with bicycle storage and essential mechanical rooms. The ground floor incorporates a commercial component that enhances the streetscape while maintaining secure and private access to residential areas.
The development also addresses significant site constraints, including a required 9.50-meter road widening along King Street East, which has been carefully integrated into the site design.

Functional Servicing Report:
Comprehensive assessment of existing municipal infrastructure, including water and sanitary systems, to confirm capacity and servicing feasibility for the proposed development in coordination with regional requirements.
Stormwater Management Report:
The stormwater management strategy is based on a zero-impact design approach, ensuring all runoff is managed within the site boundaries.
The system includes a dry pond and high-capacity infiltration galleries designed to accommodate up to 100-year storm events. Low Impact Development (LID) measures are implemented to maintain pre-development groundwater recharge rates and protect the Hanlon Creek subwatershed.
Water quality is enhanced through the use of Stormceptor (OGS) units, achieving 80% removal of Total Suspended Solids (TSS) prior to infiltration, meeting enhanced treatment criteria.
Site Servicing Plan:
Engineering design for servicing connections to the existing 300mm municipal sanitary sewer and 300mm water main, including coordination with regional infrastructure and fire flow requirements.
Grading Plan:
A detailed grading strategy was developed to accommodate significant road widening requirements while maintaining safe pedestrian access and efficient vehicular circulation, including fire routes and waste collection.
Erosion Control Plan:
Comprehensive erosion and sediment control strategy designed to mitigate environmental impacts during construction within a constrained urban setting.
Sanitary Sewer System Analysis:
Evaluation of sanitary system performance under peak loading conditions to ensure compliance with municipal and regional servicing standards.
Groundwater Drainage System Design:
Design of a dedicated foundation drainage system to manage groundwater independently from stormwater systems, ensuring long-term performance and protection of the underground parking structure.
