Residential Site Servicing & Grading

Project Background :

This residential lot required engineering oversight for site servicing and grading prior to construction. Our role focused on design, specification, and inspection to ensure a stable, well-drained subbase and compliance with municipal standards.

Scope of Services : 

• Grading design and stormwater management coordination

• Specification of geotextile separation and granular subbase material

• Temporary erosion and sediment control planning

• On-site observation and construction administration

• Coordination with utility providers and contractors

• Documentation and as-built reporting

Challenges :

The project site had limited staging space within a residential neighborhood. Maintaining drainage and stability while accommodating construction access required careful sequencing and monitoring.

 Solutions:

• Installed geotextile fabric to separate soil and aggregate, improving drainage and stability

• Placed and compacted engineered granular fill in controlled lifts

• Defined grading slopes to direct surface runoff toward approved collection points

• Staged excavation and equipment access to protect the prepared subbase

• Coordinated quality assurance testing and visual inspections

 Quality Assurance :

Field density testing, daily site inspections, and photographic documentation were completed to verify compliance with the design. Non-conformances were addressed immediately to maintain the schedule and quality.

 Outcome:

The result was a stable, well-prepared subbase, fully documented for municipal review. This ensured reduced risk of settlement or drainage issues, providing the client with confidence for the next stage of construction.
