The proposed development in Toronto is a mixed-use residential and commercial project consisting of four towers and commercial space in two phases. Phase 1 includes Towers 1 and 2, providing a total of 690 residential units and 3,177m² of commercial space at ground level. Access to Phase 1 is from Front and Bathurst Streets. Phase 2 includes Towers 3 and 4, with a total of 501 residential units and 2,623m² of commercial space. The project is designed to meet environmental sustainability principles and infrastructure needs, aiming for long-term positive impacts on both the community and the environment.

 

Site Servicing & Infrastructure Assessment
Verified the condition and capacity of the existing sewer network to ensure it meets the requirements of the proposed mixed-use residential and commercial development.
Hydrant Flow Tests: Assessed the adequacy of the water supply for fire protection and operational needs, ensuring sufficient water pressure for both residential and commercial components of the site.

 

Regulatory Compliance & Sustainable Design
Municipal Compliance: Ensured full compliance with municipal guidelines for water, sanitary, and stormwater systems, meeting Toronto's infrastructure requirements for a mixed-use development.
Sustainable Engineering Practices: Incorporated environmentally responsible engineering practices, including efficient stormwater management systems, to enhance the long-term sustainability of the development.

 

Functional Servicing Report
Existing Infrastructure Review: Conducted a comprehensive review of the existing municipal infrastructure to assess its capacity to support the proposed development, including water, sewer, and storm systems.
Servicing Requirements: Detailed the servicing requirements for water, sanitary, and stormwater systems, ensuring that the infrastructure is capable of handling the increased demand resulting from the new development.

 

Stormwater Management Report
The stormwater management for the proposed development is designed in strict accordance with the City of Toronto’s Wet Weather Flow Management Guidelines (WWFMG), utilizing a range of methods to ensure sustainable water management and environmental compliance. The development incorporates retention of stormwater on-site for a 5mm rainfall, utilizing evapotranspiration, infiltration, and reuse to achieve a water balance equal to pre-development conditions. To meet the requirements for water quality, 80% of Total Suspended Solids (TSSR) will be removed from runoff. The system also controls the release rate into the municipal storm sewer to align with permissible limits for a two-year storm. Additionally, a 100-year post-development storage capacity is provided to manage flood flow, with sediment and erosion protection measures during construction. Runoff from the development is conveyed via separate storm drainage systems for each phase, with dedicated stormwater management tanks and orifice controls to manage water retention, attenuation, and reuse. Each phase includes mechanical drains designed for 100-year storm events, ensuring no ponding above grade, and a safe overflow system for extreme weather events. The comprehensive design ensures compliance with the Toronto Green Standards, addressing both water quantity and quality efficiently.

 

Site Servicing Plan
Engineering Designs: Created detailed engineering designs for water, sanitary, and stormwater connections, ensuring seamless integration with the existing municipal infrastructure and preventing disruptions during construction.

 

Grading Plan

Drainage Optimization: Developed detailed grading strategies to optimize site design and drainage, minimizing flood risks and enhancing the overall functionality and aesthetics of the site.

 

Erosion Control Plan

Construction Mitigation: Implemented mitigation measures to minimize erosion during and after construction, ensuring environmental protection and compliance with regulations.

 

Geotechnical Investigation

Groundwater Level Assessment: Assisted in the geotechnical investigation by designing and implementing effective groundwater management systems, addressing both temporary and permanent groundwater discharge rates. This involved evaluating site-specific groundwater conditions, ensuring compliance with regulatory requirements, and developing engineering solutions for managing groundwater flow. The approach was aimed at minimizing environmental impact while ensuring the long-term stability and sustainability of the development.

 

Permit Acquisition
Compliance Management: Managed the complexities of obtaining all necessary permits, including Permanent Groundwater Discharge Permit Application, Temporary Groundwater Discharge Permit Application, ensuring a smooth and compliant process throughout the development. This ensures that all aspects of the project meet regulatory standards, allowing for timely and efficient progress.

 

Certification of Compliance letter and as-built drawings:

Our engineering team has completed the stormwater management system in full compliance with the City of Toronto’s Wet Weather Flow Management Guidelines and the Toronto Green Standards. We provided Certification of Compliance letters and as-built drawings, confirming that all systems were constructed according to approved designs and met required standards for water quality, quantity, and efficiency.
