Proposed Development:

This proposed development consists of a low-rise residential townhouse community comprising 18 units arranged across three building blocks. The design maximizes land use efficiency while maintaining compatibility with the surrounding neighborhood.

Each unit is designed across multiple levels to provide functional and modern living spaces within a compact footprint. The site layout incorporates essential elements such as visitor parking, waste management areas, and landscaped communal spaces, creating a balanced and livable residential environment.

The development responds to site-specific constraints, including varying topography and municipal servicing requirements, ensuring a cohesive and sustainable urban infill solution.

Functional Servicing Report:
Comprehensive evaluation of existing municipal infrastructure, including water main and sanitary systems, to confirm servicing capacity and establish connection strategies in accordance with City of Woodstock requirements.
 
Stormwater Management Report:

The stormwater management system is designed to control runoff and maintain pre-development hydrological conditions.

An on-site detention system is implemented to manage storm events ranging from the 2-year to the 100-year storm, ensuring no adverse impact on downstream municipal systems.

Water quality treatment is achieved through a Stormceptor (OGS) unit, providing over 80% removal of Total Suspended Solids (TSS) and meeting enhanced protection criteria.

Low Impact Development (LID) strategies are incorporated to maintain groundwater recharge and support long-term environmental sustainability.


 
Site Servicing Plan:
Engineering design for water, sanitary, and storm servicing connections, including integration with the municipal 200mm water main and sanitary sewer systems, supported by detailed hydraulic and fire flow analysis.
 
Grading Plan:
A detailed grading strategy was developed to address site topography, ensuring safe pedestrian movement, proper drainage, and efficient earthworks with minimized cut-and-fill requirements.
 
Erosion Control Plan:
Implementation of erosion and sediment control measures, including silt protection systems and flow control features, to prevent sediment discharge during construction.
 
Sanitary Sewer System Analysis:
Assessment of sanitary system performance under projected loading conditions to ensure compliance with municipal servicing standards.
